With nearly 20 years in the mortgage industry, Sam has built his career around understanding how lending works in practice — and why so many transactions struggle along the way. He started by helping establish a national loan processing company serving mortgage bankers and brokers across the country.

That front-row seat revealed the industry's core problem: most inefficiencies and delays in the mortgage process stem from a lack of understanding of lending guidelines and how to apply them in real-world situations. Files don't die from bad luck — they die from knowledge gaps.

Moving into branch management, Sam developed loan officers through comprehensive education that put knowledge, guideline interpretation, and deal structure before sales — and watched that approach turn new hires into producers again and again. That philosophy became LEERN: You've Got to Leern before you can Earn.

A Southern California native with a business degree from Cal State Fullerton, Leo has spent more than 25 years inside the mortgage machine — and he's held nearly every seat in it. His career began in licensing and compliance, then expanded through roles as loan officer, processor, QC auditor, project manager, underwriter, underwriting manager, Director of Operations, and VP of Credit Risk.

That rare 360° view — sales, operations, and risk — is exactly what he brings to the curriculum. Leo holds underwriting credentials across conventional, FHA, and VA lending, and has personally decisioned the kinds of complex files most originators only see a few times a year.

A committed family man and dedicated husband, Leo's enthusiasm for the mortgage field comes from his eagerness to educate others and his knack for devising innovative solutions for intricate loan scenarios. When a lesson walks you through a gnarly self-employed income calculation, that's Leo's decades of underwriting judgment talking.
